What is an Energy Performance Certificate?
An Energy Performance Certificate tells you how energy efficient a home is on a scale of A-G. The most efficient homes - which should have the lowest fuel bills - are in Band A. The Certificate also tells you, on a scale of A-G, about the impact the home has on the environment. Better-rated homes should have less impact through lower carbon dioxide (CO2) emissions. The average property in the UK is in Band D/E for both ratings. The Certificate includes recommendations on ways to improve the home's energy efficiency to save you money and help the environment.
An accredited energy assessor will need to physically inspect the property and collect information. This will include external or internal measurements, details about the construction and the type of heating/hot water used in the property. The assessor will need to access all the rooms in the property as well as the boiler and loft. The assessor will need to take photographs of items such as heaters and meters.
